I've been watching a couple of listings in this area, and they seem to be sitting on the market. But when I went to an open house for a home in the neighborhood, I actually thought the area was pretty cute and the homes seemed relatively nice. Other than the irregular street grid and small lot sizes, I can't quite figure out why the homes in this area aren't selling, despite the great prices. I'm planning to ask my Realtor for a showing on at least one home in the area, but I was just looking for extra input on this neighborhood. Thanks in advance!
I am a resident of Shadow Cliff homes and an original owner since 1988 I'm here to say it is a fantastic place to raise a family, be single, retire or whatever your situation. The community has a warm family, freindly feel to it. Neighbors regularly take walks around the greenbelt area and play with their dogs on a daily basis. The greenbelt is a great place to congregate. During the holidays, I sponsor "Lighting the Streets of Shadow Cliff" where nearly all the neighbors participate in placing luminary bags on the sidewalks and outlining the street. Hi, That is a nice area I had a friend who lived OUT THERE. I think that when people choose Pleasanton they choose it for the schools, downtown convenience and a few other personal things. Great sports etc. Shadow Cliffs, is a little drive, there really isnt shopping with in walking distance. Its almost out by Ruby Hill. I wanted to move there but thought about the drive. It is a nice area, so for an honest opinion you have a little drive and possible traffic. So depending on where you work it might not even matter. Sometimes closer to down town, or the sports park are where people want to be. If you are going to be going to a lot of sports etc. Those are things to consider.

It's a very nice neighborhood. The homes in that area sits a long time because the lot sizes and houses are small comparing to other homes in the area. My friend lived there for two years and she loves it. The other reason the homes are not selling is because house prices are dropping.

We have been living in Shadowcliff neighborhood for last ~18 years and absolutely like it. It's very family friendly area good for families with young kids. I want to move in to a bigger house but my kids do not want to leave this neighborhood. :-). One of the local pleasanton magazine rated it one of the top 10 best neighborhood in Pleasanton last year or so.
Believe it or not. It's one of the hidden neighborhoods of Pleasanton. Those homes will sit a bit longer because not as many people know about it and thats my opinion on it. All in all a good neighborhood.
