Let me clarify a little more, since Sharon mentioned FHA, we would have to presume that we are talking about a primary residence, as you can't use an FHA program for second homes, at least none that I know of. She also said the purchase was in Florida and that she is married. With these 3 important facts, we know that they must both be on title, per the laws of FL. Since they are married, I also believe, that the spouse who is buying the property, even if it was an income or second home, and it had nothing to do with other spouse at all, the other spouse would still have to sign paperwork acknowledging that they are purchasing another home. One other item, if you add someone to title after closing, you don't simply "quick deed " them on, you must also pay all the taxes and fees, which would be in the hundreds, if not thousands of dollars, in many cases. Sharon, I just did it this past week. The wife had a credit issue, so the mortgage was done in just the husband's name, but both names are on the deed to the house. So the answer is yes!!
Sharon Sorry to be the one to disagree but I have seen lenders stipulate that the wife sign off dower rights here in Ohio as a stipulation for closing. What is done after closing with the deed is another mater so you may have to wait a few months to file a new deed. Just be sure that the lender has not put a clause in the mortgage that forbids a deed transfer. I see this from time to time when one spouse has liens or judgements and the other one does not.

When we bought our home , I didn't have a credit rating. The contract and the loan are just in my husbands name but the title company added my name to the title of the house.
