Can I purchase an approved short sale using the smart start program offered by njhfma. I'm pre approved.

Yes you can as long as the seller and short sale bank are ok with it. I don't see why they wouldn't be.

As long as the seller & the seller's bank approved your bid they will accept any mortgage product you would choose. You should be fine to move forward.

I would consider other options than the smart start program if you can qualify. Right now the Smart Start grant if you take the full 4%, will cost you 5.75% interest rate over the life of the loan. We offer a 2% credit at approximately a full 1% lower in interest rate over the life of the loan (depending on your qualifications).

The only difference with my program is the 2% credit is only applied to closing costs, not down payment. So if you can manage the down payment from your own saving, or gift, or 401k, our interest rate over time will save you much more.
