Can I get qualified?

Hello, I am more than interested in purchasing a home soon. I have a median credit score of 642, a gross income of $34,900 and $400.00 monthly debt. I have a small savings account as well. Any response would be greatly appreciated. Thank you.

Yes I think you have a shot to buy something with that income, credit score and debt. It looks like you are in Palmdale? Prices are very affordable out there right now.

Hi Tiffany,

Yes, you should investigate whether you can qualify for a purchase. In order of priority, here's what I would suggest you do:

1) Find a Realtor® to work with to protect you interests. You can check to make sure an Agent is a Realtor® by going here: http://www.realtor.org/rofindrealtor.nsf/pages/FS_FREALTOR?O…
Your Realtor® will be able to answer initial key questions and guide you through the process.

2) Obtain a "True Pre-Approval" (your most important step in my opinion).

Note that you may need to improve your credit score, increase cash reserves, etc. before buying; however, at least you will have a roadmap to eventually purchasing if this is the case.

3) Make sure you have access to your local Realtor® MLS data via an automated search.

Hi Tiffany, everything sounds good with your income, credit score and low debt.You didn't mention if you are a first time home buyer. Local lenders have first time home buyer loans that will assist with down payment, closing costs, etc. I've helped a number of first time buyers, who used this loan program, and they loved it. There are good agents that have answered. Have you considered the Palmdale Neighborhood Stabilization Program? Homes with new paint and carpet, ready to move in and some wonderful benefits as well. Not many Loan Officers are real familiar with this, however, Paul is.

Your first step would be to speak with a mortgage professional. This question comes up almost daily. The answer is very simple. Find a local mortgage lender in your community. You can start with your own bank, or get onto yelp looking for good referrals. Ask your family, friends, and neighbors who they used for their mortgage.

Once you find a local mortgage lender, call them and ask them to pre-approve you for a mortgage. Only by going through the application process are you going to get the answer you're looking for.
