Can I get a loan to buy a house with ITIN number?

Asked by Guilherme Feitoza, Fort Lauderdale, FL Mon Feb 3, 2014

I make around 55k year and my wife around 20k, unfortunately she didnt get approved for a loan and I do not have SSN yet. And when I get mine I will have no credit. I do have a ITIN number with good credit, 2k credit card etc, I also have 15k to put as a down payment. Should I wait go get my SSN and have credit enough or can I get, at least, pre aproved with the ITIN? can anyone help us buy our first home?

You can!!!!
NACA, look in the internet, it will be a long process but it works. When you are ready with them, call me to find the home.
NACA's office in north Miami has 2 or 3 years working, but is a old program in NC, MD, northeast coast.

Let me know if u have ang question.

Admittedly, navigating the remote control helicopters is not an easy task. It takes hours or even days of practice how effectively to maneuver the RC helicopter. While a navigator is still practicing how to pilot The RC helicopter

Guilherme:

If your 2K credit card is from the USA then you have a credit history. If your name is on a cellular phone contract then you have a credit history. In addition not having a credit history is much better than having bad credit. Did you know a SSN is not required to open a bank account? Well, it is not. So go to a local credit union or small community bank, explain you want to establish credit. Open a small savings account with $1,000. Then ask for a guaranteed small loan (using the $1000 as collateral, you may even get a direct payment withdrawal set up). Also open a guaranteed credit card with as little as $500 down. Never charge-up more than 30% of your credit card limit. Make sure all your payments get made early. In less than 4 months you will have very good credit in USA. Was this answer helpful? Guilherme: Antonio gave you a good answer here - just before you do any of that, you should speak to an experienced, professional mortgage broker who will be able to help you. Antonio is correct in that if you have a US credit card, then you already have credit, as well as the cell phone etc. I have a couple of brokers that I have worked with in the past, who specialize in foreign nationals and loans that are a little out of the ordinary (most of them these days)!! ;-)

Once you've got your finances sorted out, please let me know and I'd be delighted to help you buy your first home here in the Fort Lauderdale area. We are a small, professional boutique company and we will give you 110% of our experience and attention. We're also pretty nice to work with and will take good care of you both.

It is a good possibility that you may have more US credit than you think, but if not, then you can always look at a Foreign National Loan, but that would require a higher downpayment. Definitely call to see what your options are and the very best of luck to you both.

If you are not yet a US citizen, then you may be considered a foreign national, and there are a number of banks that are very willing to work with you.

Please call Preston Ware, 561-329-0075, a mortgage broker whom realtors rely on. He will be able to explain the process. Or go to http://www.PrestonWare.com

There are many options for you.
I work with ITIN clients and they are fine buying houses for 200 or 300 k.

But, I work in the area of Dallas Fort Worth.

NACA is based in ur income - expenses and not in your taxes.
You have to show them that u can pay your mortgage every month!
If u pay ur rent .... U can pay ur mortgage!
