Can I find a small home or condo near Chapel Hill for < 90k? I live car-free so it must be within biking
distance or on a free bus line to UNC.

There are many condos that can be purchased for under 90,000 so long as you are realistic about what you will get and remember that you are paying for location. You probably know this, but it is easy to get around Chapel Hill without a car, the public transportation is free and reliable. Right now there are properties in Bolinwood and Brookwood that are priced below 100,000. I suggest having a realtor set up a search to notify you as soon as something in your price range comes on the market. We are seeing a bit of a buyer's market for the first time in a while, but this price range will likely be competitive and move quickly. Jeffrey, You seem like a great guy and you need to get a real estate agent that knows Chapel Hill, not someone from Raleigh or Greensboro like the clowns that tried to answer your question. You are smart to go to the internet as regular people can tell you things a real estate agent can't. I would highly, highly, highly encourage you to spend a little more and go to Kensington Trace as they all have a new roof and most importantly all of the polybutelene pipes have been replaced. I don't know what type of people you want to surround yourself with, but a lot of the units are owner occupied and is more geared to the urban professional. Most of the other complexes in Chapel Hill have become strictly student rentals and can be quite 'festive' and fun if that is your thing. Also be careful as some complexes cater to geriatrics that complain over the littlest sound - though they pretend they can't hear you when you try to talk to them.

No problem just drop me a line if you like. There are plenty of units available and of course with central heat and air. Of course it depends on your price range as to the perks. For in the range of $95,000 to $77,000 I see 14 units available. The units are in three seperate complexes. The distance is as far as 2 miles and as little as a quarter mile. Now knowing the campus it will of course depend on what classes you are taking and in what building as to your distance from a condo. The distances I gave you are to the closest point of the University to those units. So just let me know if you need anything else. I found several Condo's that meet your criteria, Bolinwood Condo,Brookside Condos and the one on 715 Shepard Lane all under $95,000. Thanks for the quick replies. In terms of size, I'd really prefer a 2 bd, 1-2 ba (although a large 1 bd could work). Ideally it would have central heat and air, as I'd like to stay away from baseboard electric and window a/c units. The most critical aspect is being either very close to UNC, or being on a free bus line (and in close proximity to a grocery store). I'm hoping to make a trip to the area soon and I'd like to make an offer on something right away. Thanks!

First I need to know what size of a dwelling do you want ie; how many beds and baths to start. I did a quick search and saw 20 to 30 listings under 100,000 easy.
