Can I claim my husbands income and buy the house myself, his credit isn't that great!?

You cannot claim your husband's income if you exclude him from the loan.

Either improve his credit (with the help of a mortgage lender who can do this) or find another co-signer (mom, grandma, son, daughter, etc who has good credit and good income.

FHA allows down to 620 score.

FIRST ANSWER

Hi Bedroomeyz

Talk to local bank where you have your checking or savings. Talk to the personal mortgage consultant.
Take the following:
»Bankstatements for the 2 most recent months.
»4 Paycheck Paystubs
»W2's for 2008 and 2007
»List of debts: Credit cards, car payment ect.
Ask for a copy of your credit report, just incase you want to shop around for your mortgage.
