I had a listing similar to your question in Bosque Farms. I could not locate a traditional lender for that property type. I had potential buyers who tried and had the same result. The reason given to me was that the home was built before 1978 and was not on a permanent foundation. It didn't matter that the property and home were both in picture perfect condition. After 1978 there should be traditional loans available but the lender may require the home on a permanent foundation. Two questions to ask the seller first because a lender will want to know those answers before they even get started.
