Can I buy a home with no credit since bankruptcy 2006, Haved saved up a $100,000 down payment . Eligible VA certificate but cant find a lender .

I did a quicken credit check on their website and it says I have a 623 Fico score by quicken but when i called them they said I have a zero credit score. I called a mortgage broker and they said it doesnt matter I have saved up 100,000 dollars because i cant qualify witn any lender trying to apply for a loan with those stats.

I know of a few lenders that could easily do your loan with that much down and a 623 fico. Check out our website I would be glad to refer you to a lender.

You may be able to qualify if you have a credit score and alternative credit. Alternative credit includes verifiable rental history (24 months), letter of reference from utility company, and a third creditor, like your car insurance. There can be no late payments can be reported during that time. Further, you cannot have any other delinquent or adverse accounts reporting since the bankruptcy was discharged.

Based on the info in your question, you have met the waiting period for an FHA, VA or USDA loan. So basically, you would have to provide the alternative credit above, your DD 214, proof of income and assets/reserves to get qualified.

Try a credit union. They don't have the strict FICO score and other guidelines and will make a decision based on your individual situation.

I am well aware that you cannot use alternative credit to offset negative or adverse credit. We have a bank that will allow borrowers to provide alternative credit to add credit depth. Fedvet has a score but no open tradelines that give a true snapshot of his/her payment history. Some banks will use the alternative credit along with a rental history to determine creditworthiness.

The lender who told you that is correct, VA/FHA won't extend financing without re-establishing credit post-bankruptcy. Your best bet is to establish some credit immediately so in a year you'll be in a position to buy and use mainstream financing.

Also, chapter 7 bankruptcies will stay on your credit report for ten years so you won't be able to wait out the standard seven year period for negative information to fall off. If it was a dismissed completed chapter 13 then you'll have to wait seven years from the dismissal date for it to fall off your report. If the chapter 13 wasn't completed at all then it's on there for ten years.

Getting a couple of secured credit cards and maybe a small auto loan or some other secured self-financed loan with your bank may be the best way to go.

Yes I have contacted a keller williams agent who referred me to another mortgage broker. Unfortunately they said that i have have no credit history after the BK7 discharged 2005 i cannot quailify for a VA,FHA nor standard home loan. Is this true?I have saved up100k for a deposit and am debt free but have not applied nor used credit since the BK.
