Can I buy a 2br / 1ba condo in Wicker Park or Bucktown for under $280,000?

Or is that wishful thinking? I would want to be within a few blocks from the Damen or Division el stops.

While we're currently in a buyers' market, I understand this area is still in high demand so I don't know if there has been a substantial decrease in prices over the past year.

If $280k for 2 bedrooms in Wicker Park or Bucktown isn't realistic, can you provide recommendations for other neighborhoods? I'd prefer the north side, within walking distance of the L. Even better, can anyone recommend an accurate website that provides sale prices by neighborhood, and maybe even by sqft?

Without a doubt. For $280,000 you can buy what you're looking for in Bucktown, WIcker Park, West Loop, South Loop, Lakeview, and even River North or the Gold Coast if your realtor really gets you a good deal.

I have located 14 2 bedroom, 1 baths within 4 blocks of the Division/Ashland el stop from between 225K and 289K and 5 more within 4 blocks of the North/Damen el stops so it is definitely possible.

Many properties do not list the square footage so it is difficult to obtain information based on square footage. There are so many factors involved with value beyond square footage that it really is not a good indicator of price, especially in the city when many properties are so unique. Simple square footage calculations cannot account for any of the other factors that reflect value including: the level of update, proximity to loud streets, trains, facing a brick wall, a top floor vs. a garden, all things to consider (and many more), parking options, central air, in-unit laundry and outdoor space.

You can search by closing prices by neighborhood at http://chicagotribune.public-record.com/realestate/search/cook. However, you will only see the address and the price not anything to do with the features of the home listed above. Consult an agent for more detailed descriptions of comparable properties.

Yes there are plenty of options for under $280,000- Best bet is East Vilage Division/Ashland stop.
