i;m looking to move to orlando florida area soon as possible. looking for foreclosure of quick sale. no money down option. i have good credit 675 and want to know where to go from here.

Hi Marlene,

In short, yes and I can help you. Yes there is the USDA program, however the homes can be a bit far out from the "metro" area. As for the VA loan, that is a great loan if you qualify for it. If you have used in the past remember that the funding fee increases with each time.

If you are a first time homebuyer, I would recommend coupling an FHA loan with a bond program that will cover from $5,000 to $7,500 that you can use for your downpayment. This strategy would work for a price point of up to $214,000.

There are definitely USDA areas that are close to Orlando. If you could be more specific, I can look the areas up for you. there is also income limitations with this type of loan so we would neet to check that as well.

Your other option could be a new home thorugh a builder if they are offering that option.

Might be difficult to get right now. You can do FHA with 3.5% down and still get 6% concessions
from the Seller. Blood relative can also help with the funds too.

Might be hard right now with no money down. If you have a banker that you trust, give him/her a call.
