Buying land that is not listed for sale

There is vacant land for sale next to my home that I would like to buy. It is not listed for sale. Should I ask and wait for a price? Or offer 1st using a comparable value?

I would definately approach the owner to see if they are interested in selling the property. If they are interested in selling, then let them throw out the first dollar amount and see if you can negotiate a deal that is good for both of you. I wouldn't make any assumptions ahead of time as to their desire to sell or not or about price, simply ask and see where it goes.

You should first find a realtor who specializes in vacant land in your area. Then let them know what you have in mind. They can find the owner and let that person know that they have a customer who is interested in the property and find out if they have any motivation to sell. That would be the route I would take.

As another suggestion, I would have a Real Estate agent make the first call. If you do not know the owner, they may believe that the property is more valuable to you (since it's next door) and "up" the price over comparable values. An agent could call stating they are representing a qualified buyer looking to buy land in the area.

You might want to save yourself some time and trouble and contact the owner and ask if they even want to sell. Most likely you will get two answers:

I have no desire to sell in this down market.
or
I have not thought about it, I guess I would consider selling if the price is right.

In my opinion it can't hurt to ask but to think you are going to steal it with reply's like those buy offering a low price with the comps in this market these days is not going to happen in my opinion, but you never know.

Talk to the owner of the lot and see if its for sale. The owner may have plans to build or may be keeping it for future development or ......
