Buying house for rental investement in Orlando

I am considering purchasing a home in Orlando to rent out. I have been to ORL several times and know that the areas surrounding Disney etc are popular. Can anyone give me some advice on where I should be looking and if you have any info on renting out, (avg costs, maintenance etc)

the key to rental is location. you have to have convenience. UCF is great because of the school and college students. UCF has multiple locations spread out in Orlando with the new college of medicine opening in a few years. Downtown can be too pricey for rental, but IS workable. Disney can be great location for renting, but it would be a lot of short-time rentals, as it might be vacation rentals only. here is a listing that is in the center of Orlando www.floridamoves.com/O4845680

All I can say is be very careful, many a first timer has gone down in flames with a vacation rental. In the beginning expect to get very little rental dates to help offset the cost as there are tons of them out there. There are web sites to place the home on and self promotion goes a long way. I’ve helped first timers get up, it not that difficult just takes time and sweat equity. I do like getting out of the typical rentals areas but you need to make sure it’s zoned short term rental.

Hi Darren,

Be sure to check the home owners association regulations for their "Rental Policy." There is a wide variety of regulations from one community to another-some are very limiting. Don't let this be a surprise!

I have a home for sale in the Winter Garden Area that Matthew is talking about. I am down the street from the turnpike, the 408 and the 429 which gets you everywhere in Orlando. I am 25 minutes from disney, sea world, Universal and I drive, they have also just built a 1 million sq ft shopping center minutes away.

Lake County. Stay away from Polk to many issues. Clermont is in a good location as is Winter Garden which has many New Home communities that are selling homes a steep discounts. There is a new Hwy the 429 that makes access to WDW very easy.

In particular homes in Calabay Parc and Highland Reserve are quite nice in that Davenport area.

If you weren't looking to have a short-term rental, there are several area's around Orlando that are great for Year round renting. In particular around the UCF campus, in and around waterford lakes and Avalon Park. There are already A locations for rentals that have been discounted enough to cashflow. And you won't have as variable of income or as high a management fee as short-term rentals. It all depends on your investment goals though as to which would be better for you.

FIRST ANSWER
Hello Darren,

If you are looking for a detached single family home, I would be looking in the Davenport and Kissimmee areas primarily. Please remember not all communities are zoned for short term rentals.
What do you want your vacation home to have?
