Buying home at Estates at Princeton Junction

Hi,
I am planning to buy a house at Estates at Princeton Junction. This is Manfield model about 2600 sq ft. I am planning to give an offer for $700k. This house is 3 yrs old, has unfinished basement, granite counter tops, hardwood flooring and upgraded cabinets. Is this right price?

Hold the phone jack . . . I would ask:

(1) has your agent proivded your with market comparalbes that justify your offering price?

(2) If purchasing direct from the builder what incidentives is it providing?

(3) If purchasing direct from the builder have u walked in and walked ut without signing a contract (you'd be suprise a the incentives they add with each visit).

(4) if purchasing from the builder have ntey offered you a great mortage interest rate (as many are enticing potential homebyer with near of less tahn 4% mortage rates

(5) Is this complex near or great than 50% sold?

There is so much more to consider that whay u have offer in order to adequately anser your question.

Hi Mary,

Please please please stop for a moment. Take a deep breath. Now - please consider the best parts of Bucks County PA. For example, PLEASE take a look at Yardley PA - it's a fantastic town where your money will buy a mansion. You willl have at least 4000 square feet and as much as 5500. With a GREAT school system and reasonable taxes.

Oh yeah - and you'll also save thousands every year on state income tax. In NJ you are probably paying 6.37%. In PA you pay 3.07.

Hi Mary,
I'm guessing you are buying directly with the builder...........and they already saved by not paying a realtor who would heve represented you.
But then , if you had signed the registration form in the first place( having gone to the sales office without an agent) the builder would not have 'allowed' a Buyer's agent to represent you in the first place.

I hope you have considered the taxes and lot sizes in this community. I was not too convinced....but that's me... looking for a bargain in this market.

Mary,

You really need to talk to a Realtor about that. Putting a bid on a home without representation is like acting as your own lawyer....it is not a good idea.

I would intervies 3 Realtors in your area, find one who is knowledgable about the area in question, and work with them.

You should NEVER buy a home without representation, and you should NEVER use the same Realtor listing the home to help you out. The seller's Realtor represents the seller. At no point in the sale of that home will they be able to best represent your interests.
