I am a first time home buyer who want to purchase a new house this year but my credit is not so great. I am aware why my credit is shot buy am currently working on fixing it. I make a fairly decent annual salary and am willing to put down a sizeable (in my terms) down payment. But I still need guidance. If I could find someone who could help me figure what loans are available to me and how to sort out all of this real estate jargon I would really appreciate it.

In today's buyer's market you have many options. My partner and I work with independant investors who finance buyers that don't qualify for traditional financing. They do charge higher interest rates though and require a minimum of 5% down. Another method of approach is seller financing. Seller financing is a great way to lock in today's great prices while you continue to build your credit so you can get traditionally financed in the near future. Before you get too excited it's important to realize that drawing up finance terms with a motivated seller is a tricky business. Make sure you protect yourself and leave a longer than necessary timeframe for you to resolve your credit situation. Another method is a lease option. This is probably the best way for you to lock in a price and keep more of your money in your pocket while you repair your credit. You posted yesterday. We are in a new year. You want to buy this year. I believe you can buy especially if you use some discipline and will power.

Obviously you are on top of your credit score. That is a great start. Have you visited http://myfico.com ? Look and see what a difference in interest rates a few points of increase in that credit score will bring you. It may be worth it to you to work at paying down, paying off, not creating new debt for the next 3 to 6 months.

I would need to know more about you to actually recommend a specific lender. But, for now--you can do some preliminary work yourself. Do you qualify for a VA loan?
