There are so many variables to consider. Location, condition, marketability and your intentions for the purchase are key factors to consider when determining price. If you don't have representation, I have experience in the Westland market and could assist you.

James, if you do not have one already, I would suggest that you get a buyers agent to help you through this process. If you have not seen an Agency Disclosure, just ask. I will be happy to provide you with one. This descibes all of the ways that an agent can work for you. Just go through my website athttp:// www.GoMelinda.com and request it if you would like a copy of it.
I hope this information helps! Best Wishes! Tue Mar 25 2008, 18:29 Web Reference: http://www.gomelinda.com/

James,
To give you a fair value I need more information. The location in Westland, condition of the home, features etc. You can go to my website and compare some current listings but ultimately the sold price is most important in making a decision. I have a certified buyers agent who can take all the work out of this and not only work to get you the fair price but guide you in the biggest financial investment you will make! Good evening, James! Is there any reason you do not want the direct, confidential, professional advice of a Real Estate Broker / Agent? Sellers pay commission, so it would be of no financial obligation. What school district? What style of home? How many updates / upgrades? Has it passed City inspection?
I invite you to call me tomorrow ... my office is at 7-Mile and I-275 ... as I am very familiar with Westland, the required municipality inspections, etc. Do yourself a favor and call me ... if you do not have an Agency relationship in-place with another Agent ... I know you will be glad that you did. Derek Bauer, Assoc. Broker Real Estate One Tue Feb 26 2008, 19:13 Web Reference: http://www.doortodreams.com

Why not talk to a local reator. THey will be able to give you a fair evaluation of the home and the area. Is it a FSBO?
