My wife and I are hoping to buy a home in Yardley by the end of this year to take advantage of the tax credit. We dont have much of a downpayment and our credit scores are not great but we have steady jobs with decent income. What is our chance of getting approved for a mortgage in todays economy?
Chris, I hope you have met with a loan officer by now. The deadline is fast approaching and it is a good idea to sit down with a loan officer and get pre approved if possible. it is going to take longer for the process so allow plenty of time from time you find a house to settlement date.
Once you know for sure that you will get a mortgage you can work with a good real estate agent .

Yardley is a great town. Try and buy in Yardley or Lower Makefield, not Morrisville. The latter isn't a great town and doesn't have a particularly good school district. You can probably get a nice single family home for $270K or so. You might also consider nearby Trevose or Langhorne (neshaminy school district only). All these towns do not have the 1% earned income tax.
I can also recommend Stan Sobieski at Wells Fargo. He did a great job for me, reached out to me on his own when rates took a dip and I benefited greatly.
If your credit "isn't great", I'd highly advocate doing what you can to give it a bump-up. Short-term, this means paying every bill on time, getting the balance of your cards down and not canceling any cards that you do have.
You'll need at least a 3.5% down payment for FHA loans. Stan can fill you in on the particulars of the FHA loan and where he'd like you to be to achieve the best possible rate when you are ready to buy. So long as you close on or before Nov 30th, you can get that $8K.

My professional advice would be to get a plan together first. The first place to start is with a reputable lender. If you do not know any lenders, your buyer agent can give you a few names of lenders their other clients have used in the past. The lender will ask you questions about your employment, check your credit to see what your scores are. You will need money for a down payment and closing costs. If you go FHA, you will need to put down 3.5% of the purchase price. You will also have what is called up front mortgage insurance that you will have to pay.
If you are not familiar with what I am saying, that is ok. The lender will explain all of it to you.
You can then ask for seller assist from the seller who can help you with your closing costs. If you are not familiar with what seller assist is or how it works, your buyer agent will also explain it to you.
If you feel that you do not have great credit, you will want to straighten that out. You can do that by finding out what exactly you need to take care of by having the lender run your credit. It will take about 30 days once you take care of something on your credit for your score to reflect the changes. It could take longer.
This is just a starting point. Finding a great buyer agent will be a very important part to your buying process. Having someone there to look out for just your best interests will make your buying experience that much more enjoyable.

Chris: It matters little where you want to buy. It matters greatly where you can borrow. I'd start my planning with a mortgage company. Our office uses Wells Fargo and a fellow named Stan Sobieski (908 334 4233.) Shop around all you like but remember that the good banks and good local savings and loans will not all be wrong and fly-by-nights will promise the moon (and a few stars as well) but getting them to deliver is very tough.

First off, you don't have until the end of the year for the tax credit. It ends on December 1rst. Second, I would try to improve on your credit the best that you can. Third, save save save as much as you can for a down payment. Fourth, talk to a mortgage professional about what you can do to improve your situation in the next 6 months.
