Buying a home in Belmont Station

I recently went to the Ryan Homes site at Belmont Station in Elkridge, MD. I like that 2 car TH's, and the base price is 310K. However, they are not willing to throw in any options for free. Is this normal with Ryan Homes?

Have you been through competing homes? My belief in Real Estate is the good old saying of location, location, location holds true. Belmont Station is located in a very commercial / industrial area. I would make sure you've been through resales so you can determine if this is a good buy.

If you still wish to proceed with Ryan, I would recommend trying to negotiate. What do you have to lose? Worse case you buy another unit in a different building. Give them a firm line that is reasonable and it may work.

I wouldn't recommend buying a home without representation. You are making a major investment. Would you go on trial without an attorney? Perform surgery without a doctor? Ryan won't pay for you to have a Realtor. Yet, almost all other homes (including almost all builders) available out there will. Does this tell you anything? It really isn't fair. They make you battle against an agent, but won't pay as other sellers do, for you to have one.

Belmont is a very nice community!! New home builders tend not to offer you the best deals if you come to them unrepresented.

FIRST ANSWER

Ideally you should be looking at all types of comparable homes to have a better idea of the market. In general Ryan wants unrepresented buyers and therefore does not encourage agents. If you are a strong negotiator you should still be able to make your best offer and walk away. However there are plenty of great deals available in the resale market on homes that have been built in the very recent past. Call or e-mail if you would like to discuss your needs.
