Buying a 2/3 br townhome/condo in Bayonne area

Hi, Considering buying a 2-3 br appt/townhome in Hudson County. We will probably look at occupying it 2-3 yrs from now. Would be keen on renting out until then. The key factors are
(1) Easy (and quick) commute to NYC - 30-40 mins
(2) Safe & family friendly area (low crime, good schools etc)
(3) Good rental market
(4) Affordable ~ 350K

Is Bayonne the right place, also from future appreciation point of view (extension of light rail in late 2009 into Bayonne etc etc)? Are there other areas that fit these requirements?

Hi, Bayonne is a great city to live in. We"ve been here for three years now but my husband's job will be transferring him to another state. We are looking to rent or sell our condo. Here are some key factors:
1. The condo is 1140 square feet.
2. 2 bedroom 2 bath
3. Covered parking garage with designated spots
4. 5 minutes to the turnpike
5. 4 blocks from the lightrail
6. park with playground across the street
7. secure building
8. bus across the street
9. quite location (we're on the back side of Kennedy)
10. direct tv ready
11. extremely affordable rent $1650 + Utilites or purchase 325K

Bayonne is a very nice city in Hudson County with a community feel to it. People tend to root themselves in Bayonne longer than the surrounding towns of Hoboken and Jersey City. It is probably one of the more "suburban" cities in Hudson County. With the Lightrail and the bus system, you can be in the City within 30-40 minutes.

There is a huge redevelopment plan for Bayonne including the Military Ocean Terminal site and Standard Tank Site over the next 5+ years. Here is a link to more information on the Bayonne Redevelopment.

Under $350,000 you can definitely buy a 1-2 family home or a condo. Bayonne has a large rental population. The majority of the properties are multi-family homes. The rents are not going to be as high as Jersey City or Hoboken given that Bayonne is further south than those towns and both of those cities have PATH stops.

Regarding crime stats, the best place would be to contact the local police department for the city. Here is the website for the Bayonne Police Department.

Downtown Jersey City has been going through a huge redevelopment the past 10 years and more is planned. Under $350,000 you can find a small 2 bedroom condo. There is also a huge redevelopment project planned for the West Bergen Section of Jersey City near Route 440. There is a light rail in this location as well. You can get a modern 2 bedroom condo there for under $350,000 as well as a multi-family. You can find more information on the redevelopment plans for Jersey City on this site.
