Buying a Grand Home at Parkside village, Allen TX

I am considering the option of buying a Grand home at Parkside village. Why are the prices this low compared to properties west of 75? Can some one explain the pros and cons of this subdivision and or this location in general? Thanks!

Homes inside major highway corridors do tend to sell higher than homes outside those boundaries. Allen is split by an interstate. 75013 Allen, which many people not from this area presume is Plano, is inside the boundary of both I-75 and State Highway 121. 75002 Allen is West of I-75, and outside of that boundary. Some of the pricing is perceived value, and not truly reflected in sales prices. The average sales price in 75013 Allen is higher than in 75002 Allen. Some of that is just a reflection of the builders and price ranges they opted to build in those locations. It isn't really an apples to apples comparison. Allen as a whole has a great sense of community and good schools. The turnpike makes getting to DFW Airport a snap these days. The commute to downtown Dallas from both sides of Allen is not excessive. Homes sell well on both sides of I-75.

There are a lot of things that effect home prices:

-Location, location, location!
-Upgrades
-Neighborhood
-Nearby foreclosures
-Curb appeal
-Kitchen condition
-Bathroom condition
-Recent surrounding home sales prices
-The property sq ft,
-Lot size
-Age of the development
-Area crime rate
-Surrounding businesses
-Surrounding schools
-Number of surrounding rentals

It could be a number of things.

FIRST ANSWER

There are different schools and you should compare lot sizes.
The prices for a Grand new build in Parkside is about $350k.
The Grand new builds west of 75 is priced at nearly $400k to nearly $500k.

However, the square footage on the ones west of 75 seems a lot higher.
