Buyers Broker wanted for Maui?

I am looking for a straight shooting broker, who isn't going to insist it's a great time to buy. Willingness to provide full MLS stats not just median, sales and DOMs will be very important. I am looking for a 3/2 SFH in the $400-$600k (all cash buy) price range for 6 months of the year. Would prefer to be in a more mature area, on grid, not too isolated (need advise on areas). May consider a condo if HOAs not too high, and has some vacation rental potential.

In your $400-600K price range there are properties all around the island. The west side, Lahaina to Kapalua, will be limited in terms of homes. There are a few, but they are older and will need some work. Residential condos will be your best bet if you want the west side and some “reasonable” maintenance fees.

Kihei, south Maui, is more affordable if you want something close to good beaches, sunnier and a chance of nice sunsets.

The central area, Kahului and Wailuku, are near business, shopping and medical centers. There are some good values there in newer established neighborhoods. That area gets more rain and is cooler than Lahaina or Kihei. The central location is nice and prices are even more affordable.

Upcountry offers good values and panoramic views. It is cooler which is why a lot of people like it. It has its own character. It ‘s more like country living, but there are some well developed neighborhoods, golf courses and some shopping.

You asked about weather, coquis, vog, natural disasters, shopping/dining and other things that I’ve covered a bit. We don’t have coquies on Maui they tell us. I’ve never heard one. When the tradewinds aren’t blowing, we tend to get vog. We get it, Honolulu gets and they complain, we all get it. It’s no better or worse anywhere on the island that I know of. It rarely is thick enough to affect breathing, but it does affect your views.

In terms of natural disasters, last year we had a pseudo-nami, which affected the mood and the traffic on the whole island, but didn’t do anything else. We have an occasional earthquake, no big deal for a Californian. In the last 5 years I’ve seen or heard of 2 water spouts.

The island offers something for everyone. It will really come down to how you want to spend your time, what you like to do and what you plan to do with the house or condo when you are off island.

I am certain that you will enjoy living on Maui. I was born and raised here, then lived in Los Angeles for 25 years (selling real estate for 20) and moved back home a couple of years ago. It may be a little more expensive to live here, but it's worth it in the long run.
I work for an amazing firm called Hawaii Life Real Estate Services. Our website is one of the most friendly and easy to use sites out there. Please check us out online. (Don't inquire about anything yet because you may get assigned to another Realtor). I can set you up with an account so you can look at listings whenever it's convenient for you. I am also able to send you listings directly from our MLS. That info is more detailed than our website's info, but you can use the website as a start.

OK, nobody wants to offer stats. Anyone want to volunteer a break down of areas. Lahaina/Kihei, vs central, vs Wailuku/Kahului, from the perspective of weather, coquis, vog, natural disasters, shopping/dining, quality and price of homes, best/worst neighborhoods?
