Bottom line Tilly...If someone is selling this early in January....that usually means that they are "under-the-gun" to sell and need to. I feel this is the best time to usually buy in a normal market. Since this is a big-time "buyers" market, I would say this is a very good position to be in.

I agree with the other agents and suggest that you get in touch with a well qualified local agent to help you navigate the inventory out there.

Hi Tilly!

Were you specifically looking for a multi-use that could have a public office or just a SFR with private use office space (extra BR, etc.) here? There, typically, is not a large inventory of multi-use properties in southern Marin, but, of course SFR are always available. Duplexes tend to not last long on the market as well and there are very few to be had. I do know of a multi use property (live upstairs, office down) in West Sausalito / Marin City that may be going into a bank owned situation quite soon. If physically possible, it is better to shop when the average person is not shopping. The market pricing is usually better and available homes to see is better. You may even get a lower price prior to the surge in home shopping. The surge starts after the Holidays and culminates in March-April, then surges again in May-June. So, I always like to home shop between Thanksgiving and New Year's Day.

Hello Tilly:

After the new year is a great time to look at houses in Marin. As the year-end nears, some of the sellers start to take houses off the market for the holidays and vacation and others use that period of time to get house ready to go on the market for the new year.

See the link for the past 15 months for sale vs. sold homes in Sausalito. I selected homes priced between $1,200,000 and $1,800,000. Note that for sale price is the listing price which can be different from sold price. You will see that the inventory went down in December and then came back up in January.

You can also see that there are not many homes in Sausalito in that specific price range.

Although we currently have 4 single family homes in that price range; a couple with office space.

Hi Tilly,

Are you planning on coming to Sausalito from England to look for a home? If that's the case, I would suggest that you wait until January. There should be a higher inventory of homes to choose from since many sellers wait until after the holidays to list their houses.

In the mean time, try and interview a good buyer's agent that knows the neighborhoods of Sausalito. Request that he or she email you listings that fit your criteria. (Currently, there is a single family home that has a separate office space listed for just under 1.5.)

Hi Tilly,
Are you looking for commercial office space/storefront to run a business? Or are you looking for home office space, like a spare bedroom or den?

Sausalito is a very popular area and its always good to keep an eye out. Inventory may very well be higher in January and into the spring months, but I recommend keeping an eye out year-round, as this particular area is constantly receiving a large influx of new residents.
