British couple looking semi retirement home in Naples what are the best areas to look and how much?
IDEALLY LOOKING FOR HOUSE NEAR THE BEECH WITH OWN POOL AND MINIMUM 3 BEDROOMS AND TWO BATHROOMS. WHAT REALISTICALLY WOULD WE HAVE TO PAY FOR SUCH A PROPERTY? iS IT A GOOD IDEA TO RENT WHILST WE LOOK AND IF SO WHO ARE THE MOST RELIABLE RENTAL AGENTS IN NAPLES TO CONTACT?

We strongly recommend renting initially before making your decision to purchase. This will allow you an opportunity to get a feel for the area. At this time, you can expect to pay in the range of $300,000 to $500,000 for a home that meets your criteria. As far as rental units, there are plenty available, especially during this time of the year. On the other hand, if you wait until December to look for a unit, prices will be higher and there will be much fewer unit chose from. Depend how long per year you want to use it , if you are looking for investment and retirement you can buy older house for good price close to beach (500f-1mile) they are in good shape and liveable and build it in future. these houses goes from $1000.000 to $1.500.000 with canal and access to gulf of Mexico. you can buy for 300.000 to 500.000 with 4 to 5 mile away from beach. it is good time to buy because there is lots of bargain out here. if you like to come and enjoy like for a month per year you are better of with renting. like $4000 to $6000 per month with beach access, or you can buy one condo with furniture and we can rent it out when you are not here.let me know if I can be more helpful please let me know. You can find a home from the $300,000 depending how close you want to be from the beach. Naples is a beautiful place and our 11 miles of beach is just gorgeous. Hello again I would recommend that you consider Autumn Woods gated community because it is a very nice family gated community with low association fees ($400 each quarter). It has a nice community pool and many homes have pools. Prices currently range from $365000 to $450000 (down aprox 20% in last 1.5 years). Autumn Woods is 2 miles from the beaches. For insurance reasons it is best to be on the East side of Tamiami Trail although the West side is close to the beaches. I am not a real estate agent and my only interest is to provide good information. Hello The best area in Naples assuming that you are looking for a home prices around $350,000 USD to $500,000 USD is North Naples....5 miles North of downtown Naples. You have received some really good answers to your question about costs etc.
Beach and gulf access for boats is what will cause the price of your future home to go up. There are numerous properties available at a very reasonable prices e.g. Naples Park (homes from the 1970's that have been remodelled etc.) with a pool is currently around $300,000 upwards.. This area is centrally located and a short drive to the beach. Also not being a gated community, the fees associated with home ownership would be low. There are numerous other areas, mostly gated communities which fit most of your criteria - except beachfront. Don't forget that Naples is on the Gulf of Mexico and the beach is never far away! I have bee very fortunate to work with a lot of buyers from England and Europe. The most important thing you want to take into consideration is how much do you want to spend to purchase your property. Next if it is a home or condo that has an association, what their fees are monthly, taxes, and cost of insurance. There are a lot of properties close to the beach that are condominiums that the monthly association fees are as much as a mortgage. The closer you are to the beach taxes and insurance increase. Taxes because of desirability and insurance because of the associated risk. If you have a real estate agent your working with they can usually help you find a rental short or long term. I take my clients and spend a lot of time with them explaining all the different pros and cons of the market, sometimes they feel they should wait and other times they buy immediately. Hallo David, finding a house directly on or with in walking distance to the beach in Naples is very expensive. Are you set on looking for a home or would a condo be of interest also? There are many more options available in reasonable price ranges. Just across the bridge from Naples is Marco Island with beautiful white crescent beaches and a wonderful life style. You should check out both communities. Many people are not aware of Marco but once they see it fall in love with it. Many locals and tourists refer to it as paradise. Cheesy? I thought so too until I experienced the wonderful life style. There are more miles ofcanals on the island then roads. Visitors ofter refer to it as the Venice of Florida. Again beachfront homes are for most of us not affordable, 2 BR beach front condos start under $ 500,000. This is new due to the change in real estate values in the US. That is starting to change and it is the best time to buy Florida Real Estate now. Many of my clients have realized that and after waiting they now realize that the time has come to buy before the best values disappear. Homes within walking distance on the beach can be found from $ 429,000 for a 3 Br , 2 bth home with a pool. Prices on the island range from the low $100's for 1br older condos to over $11 Mill . We appreciate Larry's referral. Naples FL is a charming community with a well established and vibrant downtown area. Naples is currently a great location to purchase US property. There are a lot of condos and homes on the market and much is dictated by your budget. Also, "near the beach" is defined very differently by people. The closer to the beach, the more expensive. Truthfully, you can spend over 3M and as low as 700-800K for a nice place. You can also find very nice condo's/villas, townhouses for under 700K within reasonable distance from the beach. If you are willing to travel 15-20 minutes east from Naples proper, you can really get a nice place for for well under 1M.
