Bird Dog opportunities in Philadelphia

What is the best way to find these opportunities/ Any advice or leads that I could use?

Chukwudi, Birddogging is illegal in both NJ and PA. Unless you are a LICENSED REAL ESTATE AGENT WITH THE REAL ESTATE COMMISSION IN EITHER STATE, YOU CANNOT RECEIVE PAYMENT OF ANY KIND FOR FINDING A HOUSE FOR SOMEBODY. THIS IS SERIOUS. BE CAREFUL.

That said, you can birddog for free in return for the investor showing you the ropes.

Get a real estate license because that is the only legal way to make money finding property for other people.

The broker you would then work for, can then train you.

I find it interesting that the only negative comments come from "realtors". Are they scared that someone might learn that you do NOT need a license to be in the real estate business? Most of the time a bird dog is only providing a lead on a potential deal for an investor. The bird dog is in no way buying or selling real estate. It is information that is readily available and the bird dog is usually someone that is on the road in the area and sees a possible investment for an investor. The bird dog is not supposed to negotiate with the owner of the property. Good luck with your interest in real estate investing and check out more information from a local real estate investors club. Do NOT be discouraged when realtors give you responses like you got on this question. Remember, ONLY a LAWYER can give legal advice.

If you partner up with a cash buyer and become a part of their company then you can become a bird dog. Some people will try to keep you from getting started, but stay persistent.

Bird Dog? If you are describing the despicable class of lowlifes who hung around the slimy edges of the great real estate Boom and Bust then I'd suggest this to you: I hear your local Fast Food Joint is hiring. Stay away from the real estate industry unless you are prepared to undertake the proper professional education and licensing.
