The 80521 area offers some of the best property diversity in the city. From larger rural sized lots to standard alley load downtown lots with bungalows, there are many choices. In this area, the best place to buy really depends on your budget and your goals.
Property investors will look more toward short sales and foreclosures, as well as multifamily opportunities or Old Town values. Those looking to live close to everything will choose Old Town Fort Collins, where you can walk to all the restaurants, brewpubs, shopping, entertainment and more. Those wanting a larger rural lot will look in the northwest section near the Overland Trail and Cherry St intersections. Some buyers want to live near City Park, and some near the foothills. Others want to be affordable and close to CSU.
Prices will range from the upper 100s to the mid 300s, as the 80521 is a more affordable area (especially if the old town properties are factored out). Once you get into Old Town, certain streets like Mountain Ave. will command $400K and up.
