Well...if confusion has not set in...here is another answer..
Talk to a Realtor who will listen to your needs and find out what it is that your family and you need most and like to do. Many of these communities mentioned have amenities which you may not be interested in and paying the HOA dues on something you don’t care for does not make sense.
How familiar are you with Boca Raton? This is a fabulous city with MANY gated communities to choose from and finding what is best for you and your family is most important. Price and location within the city can be negotiated if you find the right community for you and your family to live in. Guiding you to what your family’s needs and activities are is important in choosing what is best for you. Important questions to consider are ...
1. Will your kids be going to private schools or public schools?
2. What age group are they and do they have special needs?
3. Do you have sport or activity that you like best (golf, tennis, swimming)?.
4. Do you need to be close to major roadways to get to work/commute?
5. What are the maximum HOA dues you are willing to pay?
6. Are you ok with paying membership equity? Many country Clubs have very high Membership Equities besides their HOA dues like Woodfield Country Club, The Polo Club, St. Andrews CC. You may find a home in the $400,000 range in these communities to later find out that the Membership Equity is $70,000!

I see that you've already received several answers to your question and you probably don't need another Realtor® to give you another list of the same properties in the same communities that are available on the market. From your question I see that you have two young children, and I assume that you want to stay in Boca Raton for its excellent schools, public parks, beaches and nature centers.
Gated communities are great because they offer a sense of security that we, as parents, are looking for our children, but there are also properties in non-gated communities that offer a similar sense of security. The following are two links to properties that are available in Boca Raton (east of the Turnpike) that have 4 or more bedrooms. One link has properties in gated communities and the other properties in non-gated communities. Some of the prices are over the amount you've indicated as your limit, but, as Steilios and Nadine said, in today's market, the flexibility of the sellers can only be determined at the time an offer is presented. If I were in your shoes, I would line up the properties based not on the price that the seller is asking for, but on the characteristics of both the property and the community, once you identify the house that you and your family like, I would sit down with your Realtor® and discuss with him/her how your offer should be structured and presented.

My personal favorite is Boca Bath & Tennis. It's a wonderful. gated community with larger lots, loads of kid & family activities organized by the association; lots of green space in the community & all "a" rated schools. The only "problem" I see as I read through all of the att'd answers & your comments is you won't find a home in there for $4 to $500,000. I sold a foreclosure in there last fall & it was $743,000.
Another one of my favorites is Millpond. Most of the same characteristics of Boca B & T;but it's not gated. It even has a park within the community. Plus, it's in your stated price range.

The neighborhood I live in meets every one of your criteria except being east of the turnpike. Boca Greens is a gated, country club community located on 441 between Yamato and Glades.

We have a private golf course and country club which does not require residents to join or pay any equity dues.

Prices of homes vary with the sizes and range from the low $200's all the way to the $700's.

Here is a link to several 4 BR 3 BA homes in gated communities. No membership required. I tried to keep the maintenance on the low side. Give me a call and we can schedule an appointment to see whatever interests you. Some of the prices are higher than your maximum desired price, but keep in mind everything is negotiable. The amount of flexibility often can't be determined until the offer is presented to the seller.

The least expensive asking price on a NON short sale property at Parkside is $585,000. The least expensive asking price on a NON short sale property at Les Jardins is $1,2999.00. The least expensive asking price on a NON short sale property at Seasons is $749,000.00. The least expensive asking price on a NON short sale property at The Preserve is $900,000.00. All these are fantastic gatedd communites and so reflects the asking prices. Of course what a seller asks doesn't always reflect fair market value or close to it at least. Have a fantastic evening.

Give me a little more information on size of house you would like and home much you are looking to spend please. Another consideration is are you looking to be in a specific school district?

Right off the top of my head are the Preserve, Boca Country Club, Boca Pointe, Les Jardins, Newport Bay Club, Parkside, Santa Barbara, Seasons.
