Berryessa- near Ruskin Elementary School - Would like to know whether it is good one?

We are planning to buy a home in Berryessa Sanjose near Ruskin Elementary School area. But I have not lived there. It would be great if any of you could let me know about this area regarding safety and other issues positive and negative.

It is a hot spot . Most properties were sold with mutipal offers. This area is very convenient for living. It is closed to shopping centers, high way 680,880,237, and 101. If you are working at high tech fileds, you can find even you change your job, you do not have to move to new place. Neighborhoods are very nice in this area. Yet, please just do not buy the property is closed to highway or main traffic, it will be harder when you do resell. Whenever you look at a property, please think about one day you will sell it. Priced rigth properties can be sold in one open house.

Dear Lavanya,

I moved to this area in 1995, and I simply love my neighbors and my neighborhood. I am a few blocks from Ruskin and also close to Noble elementary school. You may want to compare the two schools for character, teaching quality, demographics and such. Both schools offer excellent education for the children who attend! Ruskin runs over 900 API (just barely) so ranks higher than Noble school. Noble has an excellent PTA (parent-teacher association) that raises over $40,000 for enrichment, art, science and extra field trips for the students.

On Saturday mornings, there is an outdoor Farmer's Market held across from Piedmont Hills High School. You may want to come by the area on a Saturday and enjoy the Farmer's Market, this gives you another "sense" or feel of the area.

I like how close we are to all of the shopping in Milpitas, plus Costco down Hostetter makes for convenience too. You can get to 237, 101 and 680 easily.

Fantastic area for schools, with emphasis on education coming from families in the neighborhood. I once had 35 offers on a property I had listed in that neighborhood with Ruskin Elementary. I don't think you can go wrong at these prices and with these interest rates! The sellers of another home I listed there moved to Monte Sereno after a few years in that neighborhood....good appreciation in the past, though that is not, as they say in Wall St., an indicator of future performance.

The Ruskin area is sought after for many young families due to affordability and good elementary school.

In my opinion, one of the best ways to get to know a neighborhood is simply walk around on a weekend or evening and talk with neighbors. You would be surprised how much you can find out by simply knocking on a couple of doors. Tell them you are considering the area and would like to know what they think. Hello Lavanya, this is a great area. Ruskin Elementary has one of the highest API scores in the Berryessa Union School District, thus commanding higher home prices and sometimes multiple offers. If you want specific crime statistics (no area is without any crime) you can seek that info from http://www.crimereports.com Crime reports will feed directly from the San Jose Police Dept. data.

I have a quite few buyers just bought the home in Ruskin area... They are quite happy...good school and easy commute...and the area is peaceful. I have not heard the issues with safety though.. You might need to do some research on that.
Negative: it is very competitive in that area.. A lot of buyers and not many inventories
