Outofoptions, Home Buyer in Kansas

Been working with a great realtor for 1 1/2 months and have not found the right house. We want to wait to buy, how do we handle this with the agent?

The homes we are looking at are between $400k and $500K. We've even seen some up to $800K, but haven't found the floor plan and number of beds/baths we need for our large family, and we've seen everything on the market so far.

Since the agent has been so great, we don't want him to walk away with nothing. Even though we know he will make a commission when we finally find the right house. What is the right way to handle this situation?

just tell him the truth. Have him keep you on his "tickler" file, just in case something that fits you comes up... but otherwise, tell him to put you on the back burner.

That will allow him to concentrate on clients with more immediate needs, but tells him that you're still in the market (with him) at some future date.

If you feel really badly, you can offer him a gift certificate to a nice local restaurant, or perhaps a gas card, or gift card for the local theatre. Meanwhile, if he was really great... recommend him to any of your friends and family that are looking for a house, or thinking of selling.

Good Afternoon-

One approach I take when we cannot locate the "right" property is to locate properties that are not currently on the market. If the properties fit my clients criteria, I approach the current owner, and ask if they would like to sale.

I agree with Alan, just let your agent know what's going on and that when you are ready you will let him know.

Talk to your agent and explain your situation. Sometimes buyers decide to wait and then the property they want hits the market so stay in touch with your agent and be loyal to that agent unless you have cause not to. The agent can continue to send you property listings so you stay on top of the market.

Alan is right, be truthful and upfront. Sending people their way is a great way to say "Thank you and we appreciate how you do things".

This happens more often than people realize, and discussing the situation with your realtor is going to be best for everyone.

Be honest and upfront. Be sure to convey clearly what it is that your specifically looking for. If you have seen everything you may want to consider other areas? My best reccomendation would be to ask your agent if you can get an automatic email from the MLS anytime there is a new listing that matches your criteria.
