I signed a contract for a house in hicksville. The seller installed a half bathroom on the second floor without a permit few years ago. Are there any potential issues that I would face after I close on the house?
realisticaly no. if you ask him to legalize it , he can but your taxes will go up
you can get by, as others said, w/ status quo, and like the homeowner save on taxes. but it is supposed to have a permit, by law. yes everyone does it, ESPECIALLY in levittown. - the prob. is once you get a permit for one thing they can find other stuff, like an adittion, patio, deck, etc. - but the real estate agents should make you aware it is against the law!
You will have no problem whatsoever unless you make it a problem. You can try and negotiate the price a little but I'm starting to see homeowners who are getting extremely frustrated with all the haggling going on now a days.

If the bank does not have a problem with this,
you won't have a problem either. Also bring it up to the selling agent
and she should make sure there is not a problem.
She can be creative when the bank does an inspection.
Also tell your attorney if it comes up and it becomes a problem,
they have to leave money in escrow at the closing, so you can file the paper work
with the Town for the new half bathroom. Right now theowner is saving
money on the real estate taxes and you will in the future because they will go up
when you add bathrooms.
