Not every bank requires a new questionnaire if the co-op has already been approved by them. The specifics of your deal may allow a mortgage broker to choose a lender who does not require a new one. If you use a mortgage broker, that is generally something they will take care of getting for you, rather than you chasing it around on your own. When it comes to co-ops, it's not all about rate. There are certain other differences between banks too, and you want to make sure that not only you get approved by the bank, but that your co-op does. If there is a flip tax, that is something you may need to be aware of for what bank to choose as well.

How are you doing? Great question. And the answer is yes the banks do require a coop questionnaire to be filled out by the Management Company so they can access the details of that particular coop. It is usually requested by the bank after contracts have been signed.

Some managements will have a fee for the coop questionnaire and it is at times requested by the appraiser that the bank will be using to do the appraisal of the subject property.
