Rental activity in Scottsdale and valley wide is very high....depedent upon location for a 4 bdrm, 2 bath,etc. rent would be anywhere from $1100. on up....as in any area, the better the location the
higher the price/rent....do you have an interest in a 4 bdrm rental in Scottsdale?

Dear Alex; You have asked two separate questions. Rental demand in Scottsdale is strong. Both for apartments and residential properties. Well priced, clean properties rent quickly. Second question: "average price for 4 BR home", harder to answer. Why? Because Scottsdale is so spread out, so varied as to amenities, age of property (mostly newer), that i would do you a disservice to try to come up with an "average". You can find 4 BR homes for $250,000, and 2 million. And, everywhere in the middle. Lots to choose from.

Thank you for your inquiry. In North Scottsdale unfurnished rental homes command $0.80 - $1.10/sf for a 1-year lease. In South Scottsdale unfurnished rental homes command $0.70 - $0.90/sf for a 1-year lease. Winter rental rates for a 3 - 6 month lease are generally double these rates. Hi Alex, a four bedroom in the newer areas of Scottsdale would be in the $1,700+ range. In old Scottsdale, you could find a home for less. Scottsdale is a long narrow city. Are you thinking in the northern desert areas or closer to downtown Scottsdale? Newer areas, homes on a 12 month lease good go in the low $2,000s. Furnished winter rentals go for more, but you will likely have idle months in the Summer.

South of Indian School the homes are older and lower priced and so are the rents.

The rental market in Arizona is quite active due to the volume of those who have lost their home to short sale or foreclosure and are not able to purchase for several years. Scottsdale is very desirable and always in demand.

Scottsdale has a variety of older homes to newer mansions. Depending on the location AND amenities, the average would be anywhere from $2000-2800 per month.

Actually only 15 unfurnished 4 bedroom rentals available in the 85260 area that you inquired about. There are still people who are looking for long term rentals until they can purchase again. lots of folks who did short sales who are patiently waiting for their two years to be up to qualify for a new purchase.

Yes, the rental demand is still strong in Scottsdale currently. The rental rate is anywhere from .80 cents to $1.00 sf for an unfurnished rental. It is dependent on location and upgrades in your home. Tenants will pay utilities and I strongly urge landlords to maintain landscaping and pools since this is your asset and you don't want to suffer the consequences of things not being taken care of properly. I also recommend that you purchase a home warranty if you are out of state so that the tenant has a contact person when something needs fixing. The fees per visit are about $50.on average. If you are purchasing a second home for yourself and want to rent it out furnished you have to realize that everyone else wants it at the same time you do. The rental rate off season unfurnished is about the same as unfurnished. The rental rate for a furnished home in a good snowbird location in season is double in the winter months as the off season rates. Hello Alex! Right now there are 111 Scottsdale 4-bedroom homes available for rent. They range between $1,250 and $12,000, with the average around $2,000. In the last 30 days, 42 such properties were rented from between $1,200 to $7,500. The lower priced ones went sometimes within a week. So, in answer to your question, yes there is a demand for a 4 bedroom detached home in Scottsdale. Did you decide to invest in Houston or decide to more or invest in AZ instead.
