Ave. sales price is $119K and we are looking at a house that is $355, what will it appraise for?

We are looking at a house that is selling for $389K, but we feel that paying $350 is too high, are we correct? How do you give this information to the seller to help them come down?
It has all the bells and whistles - 3200 sq. ft. Please HELP!!!!

FIRST ANSWER

What you are asking is "If you take an average price of all the homes in your city, what will this particular house appraise for?"
That is like asking "how high is this plant in my yard? The average of all the tress, shrubs and flowers in my neighborhood is 2 feet.
Do you see that it is not that easy? Much more information is needed.
You need to have someone who is familiar with the plant you are asking about, and has some measurement tools to help you. Call a local Realestate or an appraiser.
