At closing how many days do you have to rescind? And do you really need a lawyer to represent you at closing or the lender attorney suffice?

Real Estate closings are not like refinances There is no 3 day right of recision.. It is very crucial that you have a good loan officer and a good Realtor (Member of National Association of Realtors) to oversee the whole process and eliminate any problems before they arise. You really do not need a real estate attorney with you at closing, because the Lender has the paperwork prepared and it can not be changed at that point. You should have received a Truth in Lending statement disclosing all costs associated with the loan and any problems would be handled then. I hope your experience was not too bad, but it is common for people to be very stressed before closing and have "buyers Remorse". The only advice I have is to trust the fact that you were happy with your decision at one point and when you are ready to sell, let us know!!

Theres nothing you can do after closing. Just like the other guys answered.. Buyers agents are there for FREE Advice! Me personally I am a BUYERS ONLY Agent. Its my job to get you the best deal possible and keep you and your family and friends coming back for more. Before you get caught in another jam get yourself an agent and let them do the worrying for you.

And do you really need a lawyer to represent you at closing or the lender attorney suffice? You might want someone to represent you, in Georgia, we call those people REALTORs. You know, the people who help you for FREE on the buying side. You could pay an attorney to represent you.

Why doesn't this happen more?

If you are at the closing, the terms are already there. An attorney can't do anything to help you on "THE DAY."

Let me guess - you haven't been using a realtor to help you, trying to do everything yourself. and now your in a jam - correct? Your questions are way off base and it sounds like you have some real problems. I recommend putting the whole story down on what happened and try your questions again.....
