A lot of folks are interested in Apsen Woods. The townhomes are gorgeous, and centrally located near Route 34.
The challenge with this particular development is that they were initially sold in 2002 & 2003 when the market when home builders and home sellers were able to command high prices from buyers. The taxes were much higher on these particular townhomes as well.
Once the market shifted, and homeowners began to sell their homes in Aspen Woods, a number of the sellers were "upside down" in terms of the amount equity they had left in their homes. This unexpected transition has caused a greater than usual exodus of people moving out of the development. Not to mention the Spring is primetime for listing homes, so that probably has a lot to do with the timing of 5 homes being currently on the market at one.
The potentially big bonus for YOU is that if you decide to purchase a townhome in Aspen Woods in the current market, you'll have the potential to buy a beautiful townhome at a great price. If you decide to purchase in this development, after you become the owner you can then appeal the property taxes next year before the Aberdeen Township deadline. If your appeal is approved (which is likely considering the values of comparable townhomes in the area have dropped significantly), you'll have a much better annual tax.
