I am an owner of Ashton Woods. You should have a Realtor to view homes in the area to see what is available and take that information to the new home sales. You can gain alot with new home sales with them paying for things and you have a new home. They are hurting with everyone else.

Never purchase a home direct from a builder unless you have an agent who represents you . Those contracts WOW can be tricky you could loose everything.
Have you looked other homes in Frisco foreclosures might be less per sq. ft.

I love the Trails... However, you need to know that Ashton Woods was at the doors of Bankruptcy earlier this year. They came out of it in April and restructured. I don't know how strong their current standing is. They did reduce their workforce from 450 to 225.
This plays a big part when it comes to home warranties.

As for Ashton Woods, they have a fairly good reputation in building quality homes.
One thing you have to remember, you typically pay a premium price to purchase a home that has never been lived in. These prices are usually above so called "Market Value." This means it will usually take years to accrue enough equity to see a substantial profit upon resale.
If you are considering staying in the home for 5 - 10 years, this may be the right decision for you. Anything less than that, you may find yourself upside down or paying all or most of your equity to a broker to sell the home.
One of the biggest mistakes people make in purchasing a new build is to deal directly with the builder's sales agent, which represents the builder, instead of being represented by your own agent. People, in general, think they will get a better deal if the builder doesn't have to pay a broker fee. In reality, we are paid from a completely different budget and has no bearing on what you ultimately pay for the home. Keep in mind, builders love Realtors because they want our future business and they are happy to pay our fee.

What's a bad idea about a great neighborhood, builder of good reputation, floorplans that are open and bright, and homes that have lots of storage and personality? Building or buying a home without the benefit of a real estate agent in your corner? Now, that's a bad idea.

It really does depend on what you are looking for. But, in regard to Ashton Woods as a builder. I have sold a couple of their homes one of which was in The Trails . My buyers could not be happier both with the "deal' they received and their new home. Sounds like GREAT answers, but ultimately this is a decision you must make. What ever side you’re leaning on go with it!!! I always say whether it is NEW, OLD, FORECLOSURE or a SHORT SALE, when you walk in the house and tell yourself THIS IS IT and I CANT LIVE WITH OUT IT… then this is the house for you. Don’t let anyone put pressure on your decision. Good Luck!!!
It truly depends on what you are looking at. Hence, a good idea or bad idea is relatively. If you must have a house built to your specifications and cannot find anything close to what you want, you would need to build.
If you are looking for value, then buying existing is what would meet your criteria.
Remember if you want to make money in real estate is when you buy.
I will keep my response very short. There is so much inventory on the market, and more coming everyday I tend to believe there are better deals when negotiated properly in resale market. Also a lot of builders are already raising prices, and back to a lot of their old tricks. I realize they make it very attractive by paying closing cost, and upgrades and other incentives. But there are a lot of "almost" new homes in foreclosure and short-sale, and definitely more to come. Regardless, always choose an agent to represent YOU, those reps in the sales office are representing the builders, or the developer.
