Area between Coit Campbell, Campbell Waterview Parkway

How is the traffic in the North Richardson areas of Coil Campbell and Campbell Waterview Parkway? Considering to buy a home on Lake Park Way. The traffic to the university is a concern. Also the university students apartments behind the Lake Park Way is also a concern. Please share information.

There is traffic.....

To some it will be a concern, to others a bonus.
There are people who live in places I never would....like overlooking LBJ freeway....
Everyone is different....
Some want a one story home, some want two...some people want a pool, some people don't, some people may want to walk to work, some may not like the traffic, some people want a big yard, some don't want any yard.

If it is a concern to you, maybe it is not the right place for you to buy, but you also have to think there is no perfect home.

I've lived and worked around there for many years, and traffic is not a problem. It does obviously get busier at rush hour(s) but even that is not what most people would consider bad traffic.

Hi Vpallathu,

I also would recommend you to do a drive thru during the peak busy hour. After all your experience speak for itself and that's for that matters if you decided to move there.

I had a special assignment for 2 months in that area ... found not problems with the traffic. And owned a property not far. There are also many side streets which a person can drive.

Have you driven the area during the peak traffic times? That might be the best way to get a feel for what you're willing to tolerate. It's pretty subjective if you think about it. I can surely drive around the area. But if I have the information from someone who live or drive in that area regularly, that help me a lot. I thought Trulia community is for buyers like me who will get responses from non-marketers. But it is not.

It is all preferences and opinions. Pick 1 Realtor and work with them on finding what you are needing.

Hello Sir,

I think we have our own opinions on what is considered heavy traffic, this is also based on what we've experienced in other parts of the country. I do know that during rush hour, in my opinion, traffic can get heavy at times; however, I would suggest driving the area to experience it for yourself.
