Are two-storey foyer and two-storey great rooms definite selling points? - Is that needed or is more a nice
to have rather than a must have?

2 sty foyers are on their way out and 2 sty greatrooms even more so. First time homebuyers still like them but 2nd time & up basically are saying, been there, done that, don't waste the space (or heat it too). I has a wow factor but it wears off the second time through

Definately home buyers are looking for open floor plans. High ceilings add value and appeal.

An open floor plan is what is desired today by most buyers. That usually includes open and high ceilings. The dated floor plans are the homes that are traditional in design built before the 1980's.

I agree with the "Wow factor" on walking in to a 2 story foyer,
but I am now hearing from buyers about the "Wow factor" when it comes to paying their heating bills for the opulent entrance, and extra-rooms to heat. Now I bet you think I am Gloomy Gus, but I am not... ...My point is that you should have all mechanics in good working order, and proof of maintenance, (even utility bills). How energy efficient is your furnace? Is there a possibility of going green with "solar panels". Even buyers with budgets that can afford a little opulence want to know about these things. VanZ- I suppose it depends on what buyer's are looking for in the area you are interested in. I have personally owned houses that either have, or have not. I have discovered from personal experience that if the 2 story GR has two stories of windows, and your looing out onto something worth looking out at, it can be very dramatic. On the other hand, heating and cooling that kind of open space can be expensive and depending on how the room faces (N,S,E,W) can make for a very low energy efficient house. Just MHO.

Vanz,Its more for effect,makes look open,some builders do this.W/2sty foyer,you might find,because of this the bedrooms seem small.Or homes that have a loft,this takes away from the sz of br,hope that helps.

Hello, Vanz, in my experience, yes, two story foyer and great rooms are definitely selling points. Many people want that "WOW" experience when they walk into a house and a two story foyer can provide that. Also the roomy feeling and number of windows offered by a two story great room is something I find many people are looking for. On another note, the two story rather defines the age of a home. Homes built in the 70's-80's were less likely to have them.

Hi Vanz, that answer can really only be given by you. What do you want in your new home? Many builders are still currently using the 2 story or "great room" concept in their products. As far as re-sale is concerned, it will be up to your potential buyers to determine if they like your house if it does indeed have those features. Hope this helps.
