To answer your question directly, you can use the USDA RDL to purchase a Single Family Residence, Townhouse, Condo, Manufactured Home. New homes are no exception. I have lots of USDA loans on new construction homes.

This will explain income and housing limits as well as geographic requirements.

Great answers guys. This is correct there are certain guidelines that have to be met & USDA is only offered in certain rural areas. Most of the builders in this area do build to the USDA standards but as Tammie Johnson mentioned if you have an address we could help to verify that a particular address would meet the requirements.

usda HAS TO INSPECT EACH HOME, BUT MOST HOMES WILL MEET USDA APPROVAL...THAT'S A GOVERNMENT AGENCY, AND usda APPROVAL REQUIRES hud INSPECTIONS. mY DAUGHTER BOUGHT A HOME THAT WAY, AND THEIR INSPECTIONS WERE THOROUGH. each HOME IS BY SPECIFIC APPLICATION TO YOUR LOCAL usda OFFICE, AND THEIR OFFICE IN tROY IS ON Frenchmen's bLUFF rOAD, JUST OFF hWY 61/61
tHEIR BIGGEST QUALIFICATION IS FOR your income levels, AS THEY ARE BASICALLY A LOW-INCOME ASSISTANCE AGENCY, FOR RURAL PROPERTIES. hOPE THIS HELPS. Hud approval usually involves building specifics. USDA involves income limitations, but they do have homes in towns. My daughter's place is in the middle of town, but usually only towns IN RURAL AREAS.

To qualify for usda, it must be in a rual area. The house has to pass certain guidelines. Nothing to crazy, but it does have to be in good shape.

USDA approval for a rural loan is based on location. You can check the USDA rural loan website to see if the home that you are looking at is located in an approved area
