The downside to southern gilbert is its very rural so you have to drive to go any place. There's also plenty of vacant land so i dont expect home prices to go up much down there as itll take a decade to build out all the land.
I live in northern gilbert which is next to downtown. Im a 5 min walk from a frys/shopping center. Rarely do i drive i can walk to a park, etc. Its very metro i like it a lot better. Theres very little vacant land so i suspect my house price will go up more than the new houses built down south.

Higley Grove is crazy beautiful! There are a couple of other neighborhoods in the general area that are quite similar. All three of these have some similar traits and some different and unique characteristics... but they are all beautiful!

They will have the same theme at the new part of their development they are now building by Recker & Elliot Rd. and also in East Mesa off of Guadalupe. There are several neighborhoods in Gilbert similar to Higley Groves, as some of them have been mentioned by the other agents below. You can also typically find more greenery, open space, and even picket fences in subdivisions where custom homes were built.
Given that, you need to be more specific about what you are looking for in a home to really narrow the search. Price is a huge factor in what might be available for you, as well as the location, number of bedrooms, bathrooms, size of home, etc.
