Are there mortgage programs available for buyers with excellent credit, 5-10% down, & a low interest rate?

Hi Kaybee,

There are certainly many programs avaialble for well qualified homebuyers. If you qualify for FHA financing you woud only need 3.5% Down. If this purchase is going to be an investment rental property rather than personal residence, you would most likely be required to put down 10-20%. You have been given good advice that you should make an application this week if it is FHA financing. There are many good lenders who will be happy to lend as you have good credit. There are resources at http://www.hud.gov where you can get information about mortgages and lenders.

Of course there are. But please know that if you plan to use FHA financing, the monthly mortgage insurance is set to increase after this week. If you are using FHA, make sure to get your offer accepted and a mortgage application into a lender by Friday.

Hi, Kaybee.

Since my background is in mortgages, my advice to you would be to shop 2 - 3 lenders; any more than that will be overkill. Compare rates, fees, and program options (down payment, terms, etc.). I have some referrals for you, if you need them.

I would also suggest that you get pre-qualified, at the least (a pre-approval would be more concrete), before you look at any homes. That way, you'll know for sure that you can buy what you see.

Not only are there great programs, one of my lending partners is offering a program with NO PMI. Please feel free to contact me directly and I will get you in touch with my loan officer. Keep in mind while good credit and a down payment are a huge plus that is not all you need to qualify for a mortgage. You will also need verifiable income etc.!

Terrific!! I'm happy that you're moving towards owning a home. As I always say there are 5 markets in the world: real estate, stocks, bonds, commodities and futures. In all of these investment opportunities, when you lose the only one you actually win in is real estate because you have something tangible and rentable. When you lose in the other markets you lose poof the money is gone!

There are absolutely great mortgage programs out there. 3.5-5% down with terrific interest rates I'm the high 4% to low 5%.

Where is the home that you're interested in purchasing? Do you have a REALTOR helping you? Make sure you ask about maximum seller assist to lower your out of pocket expenses even more.
