Are there more Short Sales than Foreclosures?

That would be a resounding YES in Anne Arundel county. There are 652 active and under contract short sales and only 165 foreclosures. Banks are getting better at negotiating the short sales and the huge "dump" of foreclosures that has been threatened for the past 18 months just hasn't happened.

Currently 43 active Short Sale listings in Silver Spring
I see 20 active Foreclosures/REO/Bank owned properties for sale (in SS)

IN Montgomery County, the answer to that question is a definite yes. I would guess the same throughout the DC Metro, but I don't know for sure.
