Are there many sellers in La Canada, California willing to rent out their homes instead of sell or willing to consider rent-to-purchase contracts?

I'm far from an expert but i've done my homework and have spoken with and learned from Investors & Realtors far wiser than I.
They include Michael Carbonare, Claude Diamond, and Wendy Patton who are Lease Purchase Specialists and could probably boast 1,000 deals. Each of them extremely knowledgable, personable, & respected.
I've also been taught by mentors whom I continue to work with, as well as, Bob Bruss, who's Real Estate columns were nothing but excellent in teaching the public about a myriad of topics.
If it wasn't for those individuals and manyyyyyy others, I'd wouldn't be able to do or know half what I do today. I'm just blessed that i've gotten to work with people willing to pass on their knowledge which now allows me to now "pay it forward".

We have successfully done lease-to-own transactions (aka a lease option).
Since you are signing a contract, please make sure you understand it's provisions, as they relate to the lease and to the lease-option/purchase.

The best ways to find Lease-to-Own houses are NOT by going on the MLS or through a Realtor. They generally insist on getting upwards of 10% + upfront from you. Lease-to-Own deals are created....rarely are they on the MLS or other websites. Why?.....Because many Realtors don't know how to correctly put them together and they don't want to wait to get paid their commission 12+ months down the road.
Instead, go onto Craigslist under the "for rent" ads. Go through the ads and reply to all that you like (that ARE NOT Real Estate Agents and NOT Property Mgmt Companies) and VERY SIMPLY ask them if they would sell at the end of the lease. When you get back responses such as....."Absolutely yes...i would love to because i couldn't sell with a Realtor, etc.........., email them back and ask how much of a purchase price did they HAVE TO get, what type of rent credits will they give you and how long of a lease will they consider. You'll already know how much per month they need from their ad.

Yes, there are sellers who are willing to rent their property. Some are identified in the multiple listing service and others can be found if your agent makes telephone calls to the agents representing the sellers and simply asking the question.
