Are there homes in the Camden/Glouchester County areas that can get FHA financing for under $75,000?

Asked by M Wright, Glendora, NJ Mon Aug 20, 2012

Hello all. My girlfriend and I are looking for a house in the Camden County area. I am currently living rent free with my mom at the age of 25. We have three dogs.

I make $37k a year and she makes $10k doing side jobs. I work as an clerk for the government, the work is stable and been there 3 yrs but I do have a "furlough" that is the entire month of October that is unpaid.

Several questions I was hoping the Trulia community could help me out with:
1) Outside the city of Camden, is it easy to find houses that will qualify for FHA financing that are under $75,000 within Camden or Glouchester counties?
2) Are real estate agents generally looking to work with people with low incomes? My father sold a house and bought a new house around $275k and he had agents ready to help, but when I call about my price range I get a very mellow response.
3) Does my furlough each October significantly decrease my chances of getting a loan? I have around $6k to put down.

Thanks so much.

Hello M. Wright,
Thank you for your question.
Yes, in the Multiple Listing Service there are about 30 homes with at least 2 baths. They are located in towns like: Bellmawr, Clementon, Gloucester Twp. Lindenwold, Pennsauken, Gloucester City, Woodbury, Thorofare and Paulsboro (all outside of the City of Camden)
There are several programs you may be able to qualify. Your first step is to get pre-approve for a mortgage by talking to a loan officer that explain the numbers for you and then to go and start visiting the homes in your price range.
Good luck in your home search.
