find these? For example, I want to find a home south of the boulevard or 101, in the canyons. There has to be a run down that might fit into my budget of 350-400k right? If I am not finding these on the mls, does that mean that they do not exist?
Hi there Scott. Not all homes that sell are on the MLS. Many Homes sell that do not make any Internoet site.
We have hundreds of Sneak preview or pocket listings all over CA. These are homes that the sellers have asked us to sell but do not want to put on the Internet.

The agents in the area should no upcoming homes in the neighborhood. Take a look at the signs that are currently on properties for sale. Does one agent stand out among others? That should be your first call.

Not all homes for sale are in the mls. There are numerous companies around who are not in an MLS.
Also, there are "For Sale By Owners". Do yourself a favor, call an agent. Let them do the work and research for you.
Scott if you know what street you want to buy on, why not use a buyer's agent and have them contact the homeowners and ask if any of them would like to sell.
