Subdivisions with pool/tennis usually have home owner associations which does dictate the covenants and by laws of the subdivision and community. Some may have restrictions of changes you may make to the exterior of your home.
If interested in purchasing a home in a subdivision with a hoa, you can review the bylaws beofre making an offer contract on the home.

Yes. you have an association fee with the amenities around $600.00 a year.
You would need to review the current covenants for the neighborhood.

yes home owner associations do have standards that each home owner must live by but they are there to keep your homes value. imagine if a neighbor wanted to paint their house purple, these standards keep them from doing this. yes there might be an occassional item that you wish you could change but they protect your investment more than hurt. if you see a neighborhood with a pool and tennis you can bet there is a HOA.

Generally when there is a community pool and/or tennis there is also an HOA. The HOA typically charges an annual fee that pays for maintenance of the common grounds and any amenities the community might provide. A large % of communities in Alpharetta will have an HOA and they protect your investment.
