Hi Jean,
Unless you have the money in hand and the exact amount to buy a home on the court yard steps and not be able to inspect the home, you will have to go on faith. Also most homes latey that are in foreclosure end up in a real estate office but they are still a good deal you just have to be prepaired to do the waiting game with the bank. Jean, my name is Chuck Marunde, I'm a retired real estate attorney in Sequim and Port Angeles and now a Realtor. When property taxes are three years in default, the county treasurer will conduct a tax sale. The list is published in our local newspaper and on their website. Are there any homes available, and presumably at good prices? In all the years I've been doing this (30 total), I've only seen a couple of really good steals at property tax sales. A guy bought a lot next to his business at a reasonable price, and that was a good deal last year. Homes? No. I've not seen any. Someone will say it's possible. True. I could win the lottery, too. But honestly, finding a steal at a tax foreclosure is so rare, all my investor clients don't even bother to waste their time, except to glance through the foreclosure list when it comes out. Maybe they'll go look at a property, but none of them have seen anything in the past decade that was a good deal. Most of the foreclosures are odd lots in bad places, or they are picked up by someone else long before the sale. Hope that helps. FIRST ANSWER

Of course. There are foreclosures in every market area of Washington. To find them you'll need to work with a local Realtor. Perhaps one will respond here. The thing to keep in mind Jean is that the best values often are not bank owned homes. Have your agent search all the inventory in your price range and pick the best. You'll probably miss the perfect home by narrowing your search to distressed properties.
