Bucks County FIRST-TIME HOMEBUYER'S PROGRAM
Assists eligible participants with closing costs by providing a no-interest second mortgage. Although funds borrowed through this program are not "forgiven", they must be repaid only upon the resale of the home, upon the refinancing of the home, or upon the transfer of the title. Funding for this program is limited and is dispersed on a first-come, first-served basis. Applicants must be current residents of Bucks County, be able to pay the prepaid portion of settlement costs and excluded fees, must have households of two or more persons; individuals may not participate in the program, unless they have a serious disability. Yes. You should call several mortgage broker and see how each one of them response to tha same question and then select 2 of those that had the best answers and let them prequalify you. With that pregual you can then go shoping with your real estate profesional.

Yes, there are first time home buyer programs that you may qualify for. With these programs, you may have to attend classes. You can ask for a seller's assist to help with closing costs. You may have to wait until you can clean up your credit. It would be in your best interest to talk to a Realtor and a mortgage person to learn what you need to do and what your options are.

THere are many things that a lender looks for : all have to do with THEIR RISK! Is there
-Sufficient identifiable income to support the payment -Likelihood of regular repayment (credit history) -Money for closing costs and residual for emergencies. The combination of poor credit and no downpayment is a really tough place to be, but you do have (long term) options. It WILL take some time and effort, but not impossible, if you are willing to work on it . Look for someone who works with first ime homebuyers and ask for their help knowing what to do. Hi - since the fiasco with the mortgage companies, getting a loan has gotten a little tougher to do. Your best bet is either to go to your local bank or a reputable mortgage company and have them pull your credit. That will give you and them a good idea of whether you would qualify for a mortgage and from there, they can tell you what is avaliable to you. Definitely do this before you go looking at houses, so you know what, if anything, you can afford and still be able to have some life (including eating, etc!!!). Besides which, if you look at houses you can't afford, then nothing that you can afford at the present time will ever really appeal to you and you will waste a lot of your time and gas! There are alot of first time home buyers programs available however one of the requirements is that you have to have decent credit.it does not have to be great but there are credit standards now. Your best bet would be to start working with a mortgage professional that can help you with your credit & be ready to buy in a few months.
