Are there any neighborhoods in Hobe Sound that were built using tainted Chinese Drywall?

Nick,

Chinese drywall certainly is the new hot topic in the real estate community and those that have purchased homes with the material installed have problems; many of them serious. Fortunately, I have not heard of any Chinese drywall having been installed in the Hobe Sound area. The main concern will be homes that were constructed, or remodeled, during the calendar years of 2004 through 2007. With any real estate purchase you should seriously consider having an inspection completed by a professional inspector and have any contract contingent on the results of that inspection. As a buyer, you should also insist that the seller acknowledge that they are unaware of any Chinese drywall in the home.

A qualified inspector will look for the material in a number of ways, but is still is a case of "buyer beware" so make sure you are working with a Realtor and inspector who are knowledgeable on the subject. Check exposed drywall (garage, unfinished closets, attics, etc.) for stamps that say KNAUF, CHINA or ASTM36C on any that you can find, Check copper wiring, the easiest place is the ground wire of any outlet, to see if it has turned black or discolored. Any exposed copper will be affected so check air conditioning piping as well as that on your refrigerator.

Luckily, the problem is limited in scope but as a buyer you do not want to purchase a home that is affected, or for that matter, in a community that is affected. FIRST ANSWER

Nick more often than not, only parts of a development have Chinese Drywall. Also, there may be some existing homes that have had rennovations that may have a portion of their drywall that is defective. The best thing to do is ask the neighbors and contact the local building department to see if there is any knowledge of existing Chinese drywall.

And, always hire a qualified inspector to make sure you are getting an acceptable product.
