Hire a smart, classy,personable & assertive Realtor, who is also people & communication-Smart & have HER approach the Seller.

You don't pay for your Buyer's Agent to Represent you & SHE can put the best foot forward for you!

Seriously ! A GOOD Buyer's Agent can use strategies to get you the house that you yourself may not be able to present without offending the owners !

1 Qualifier :- If it's like 'The Father of The Bride' situation, it may not happen :))

you need to find out what the owners motivation for selling and if they do not have one to help them get one.

Few people could resist an offer significantly higher than market value for their home. Or, if you can find out what they'd like more than their present home, you could perhaps entice them with that.

GLM, there is only ONE way. Show the owner the place they would rather live and provide the means for that to happen.

Sure.......make him an offer he can't refuse..........high number, all cash. limited contingencies......

Is this a house that is already listed, or.......... are you trying to persuade someone to sell their home who may not be looking to do so at this time?
