It might be good for you to look for sellers and offer to lease-option. Be careful of sellers offering lease to own. They are often investors that are looking for unsophisticated buyers so they can set an option price above market on terms favorable to them. But if you read up on lease-options and they go out yourself and offer to buy on a lease-option, you can set the terms to your favor.

There are lease to owns out there you usually just have to give that option to the owner. There are many lendors in our area that are finding great loans for our buyers.
